Especially with the profanity (i.e, the poor man's 'language enhancer'), and the broken syntax, I believe the theme concerns with how in the cutthroat world of real estate, people are here to work, not communicate... hence the reason why people can't effectively say what they're supposed to say sans the expletives; or that's what I got in reading David Mamet's introduction to the script.
